Prospective buyers will imagine it as their own place when they are walking through. You can help by removing the clutter and making it easier for them to imagine it as their space.
Tips:
- Have a friend or family member walk through your house and try to see your house through the eyes of a prospective buyer. Don't be hurt by what they say, they are trying to help.
- Put away personal knick knacks, prospective buyers want to imagine their own items in the space.
- Clean off counters, having them clean makes the room appear larger.
- You may need to take some furniture out of a room to have easy movement.
- Clean garages and closets prospective buyers are looking for storage space.
Complete a fix up before listing
Potential buyers are looking at how much work needs to go into a new home. This will affect the offering price that someone could be bringing to you.
Tips:
- Bathrooms, make sure there are no leaks, all faucets are in good working order and clean any stains in the sinks or tub.
- Do any doors or windows squeak? ... spray with WD40, and clean them. Potential buyers will be estimating energy costs, make sure there are no drafts.
- Put a fresh coat of paint on the walls this will instantly freshen up your home, fix any obvious holes, clean carpets and fix any loose tiles.
- Work on keeping the air in your home fresh and free of any pet odors if you have pets.
- Keep all the light fixtures working so potential buyers can easily see all of your home.
Curb appeal
First impressions can mean everything. Many potential buyers drive by listings that they are interested in and will base the decision of whether or not to go in by their first impression of the outside.
Tips:
- Make sure the lawn is kept trimmed, planting colorful and mature plants to create some eye appeal. If it's the fall, rake the leaves and in the winter keep the side walks clear for potential buyers to be able to make it into your home.
- Look at your front entry, does it need a fresh coat of paint, or any touch ups?
- Make sure all outside lights work and are on at night, potential buyers will also drive by at night to have a look.
